Buyer activity has cooled over the past month. RealScout tracked 149 active buyers generating 387 buyer interactions during the latest 30-day period. During that same time, 19 homes were recently listed or updated at an average list price of $595K, while 23 homes sold for an average of $562K.

What it likely means: There are fewer buyers interacting with listings and fewer homes coming onto the market than we saw in our recent reports. At the same time, average sale prices have continued to rise and are now much closer to average listing prices — suggesting the homes that are selling are doing so at relatively strong prices.

📈 Trend to Watch: List and Sale Prices Are Getting Much Closer

Since we began tracking the true 30-day RealScout numbers, average sale prices have climbed from $461.2K to $562K, while average list prices have moved from $604K to $595K. That's narrowed the gap between the two from about $143K to just $33K.

It's still early, and these are rolling 30-day averages, but it's a trend we'll continue watching.
