👋Good Morning, Upper Merion!

I hope everyone had a Blessed Easter and Happy Passover! Thank you so much for being here! Truly, it is immensely appreciated!

For those of you who don’t know, allow me to introduce myself. My name is Mark Shepperd and along with my wife Brenda we are long time Upper Merion residents and your local realtors here in King of Prussia and the surrounding Montgomery County area. It is my pleasure to take over primary contributorship of the “Upper Merion Area Spotlight” from Corey as we continue to help spread the good news, interesting stories and happening events in our corner of the world.

With that being said, enjoy reviewing this current issue and I hope that you have a great week!

Remember: “Spread love everywhere you go. Let no one ever come without leaving happier.” [Mother Teresa] ❤

NOW OPEN!!

The Kibitz Room is a clever name -evoking both a place for friendly conversation and classic deli vibes!

A renowned Jewish delicatessen from Cherry Hill, NJ, has expanded to King of Prussia, Pennsylvania. The new location is now OPEN at 128 Town Center Road, occupying the space formerly home to Michael’s Deli and, more recently, the KOP Grill & Tavern.

The menu retains traditional favorites like corned beef, pastrami, and matzo ball soup, while introducing new brunch and dinner items, over-the-top desserts, and modern takes on classic Jewish dishes such as kishke and veal cutlets. Additionally, the deli plans to acquire a liquor license and offer a small retail section selling gourmet products like mustards and oils.

Why Choose Brenda & Mark Shepperd? The $95,000 Advantage of Selling with Licensed Realtors

 WERE YOU AWARE?

According to the National Association of Realtors (NAR):

  • Homes sold using a Licensed Realtor (agent-assisted sales) had a median sale price of $405,000 while FSBO (For Sale By Owner) homes had a median sale price of $310,000.

That’s a $95,000 difference, or roughly 23% more when selling with licensed real estate professionals like Brenda & Mark Shepperd. You’ve worked hard to build equity in your home, don’t leave money on the table!

🤔 Why the Difference? Well, there’s a reason why we take so many continuing education classes and learn the finer points of being either a Selling and/or Buyer’s agent. We’ve earned our licenses and we are extremely proud of what that piece of paper represents!

  1. Pricing Strategy – Brenda & Mark have access to real-time market data and MLS comps to make sure your home will be market priced to move.

  2. Exposure – Your listing gets maximum exposure on the MLS (Multiple Listing Service), Zillow, Redfin, Realtor.com, etc.

  3. Negotiation Skills – Brenda & Mark are LOCAL seasoned agents that know how to maximize value and handle tough buyers.

  4. Legal & Contract Expertise – Being licensed realtors, Brenda & Mark help reduce liability and ensure that all contingencies and disclosures are handled correctly.

  5. Staging, Photography, Marketing – Brenda & Mark know that professionally presented homes very often attract more competitive offers.

  6. Open Houses & Brokers Opens - Brenda & Mark believe in meeting your potential buyers on a face to face basis AND getting honest feedback on all their new listings from other real estate associates in the area. Which in turn helps you receive realistic feedback on your property.

  7. Staying In Touch - (Probably the most important difference of all) Brenda & Mark won’t “disappear” after the listing contract is signed. They’ll keep you up to date on any and all information they receive regarding your home.

Are You:

  • 🤔 Curious about real-time market activity in your neighborhood?

  • 💰 Looking to find out your home’s value in minutes?

  • 📋 Interested in viewing all active and coming soon listings?

  • 🏠 Looking to help someone buy or sell a home in Upper Merion?

If you’ve answered YES to any of the above…contact The Brenda and Mark Shepperd Real Estate Team of Long & Foster, in Devon, PA. They not only live, work and play in UM - they’ve been helping your neighbors buy and sell homes in Upper Merion for 25+ years.
