IS THERE A “BEST TIME” TO PUT MY HOME UP FOR SALE?

  • Spring (March–May) is typically the best time to list.

    • Homes often sell faster and for more money during this time.

    • Buyers are more active, especially families who want to move before the next school year.

  • Early summer (June) can also be strong, especially in areas with long winters.

Why Spring Is Popular:

  • Homes look better: green lawns, flowers, natural light.

  • Buyers have tax refunds, improving their purchasing power.

  • The weather is more accommodating for showings and open houses.

Best Specific Time:

  • Mid-March to mid-April often yields the highest returns and fastest sales in many markets.

  • Listing your home on a Thursday can also lead to quicker sales, as buyers plan weekend tours.

Exceptions & Considerations:

  • If inventory is low (a seller’s market), like we have now…you may benefit from listing anytime.

  • In a hot market, timing becomes less critical - a well-priced home will attract buyers fast.

  • In areas like King of Prussia or Upper Merion, spring still tends to be strongest, but talk with Brenda or Mark Shepperd for the most accurate timing.
