The latest housing numbers show a shift in King of Prussia.

After six consecutive reports in which KOP’s average sold price moved higher, that streak ended in the latest 30-day snapshot. Buyer activity also continued to decline.

Bridgeport, meanwhile, looks considerably steadier, with its average sold price essentially unchanged for the second straight report.

King of Prussia

Over the latest 30-day period, RealScout tracked 115 active buyers generating 320 buyer interactions in KOP.

There were 22 recently listed or updated homes with an average list price of $523.8K, while 23 homes sold for an average of $554.5K.

📉 Trend to Watch: The Price Streak Ends

KOP’s rolling average sold price had increased across each of our first six comparable reports:

$461.2K → $515K → $553K → $562K → $593K → $600K

This week, it moved back to $554.5K.

At the same time, the decline in buyer activity has been much more consistent. Active buyers have moved from 190 in our first 30-day report to 115 today, while buyer interactions have fallen from 565 to 320.

What it likely means: The latest KOP report looks softer than the previous several snapshots. Buyer activity, listing activity, sales volume and average prices all moved lower.

The important caveat is that this does not establish that KOP home values suddenly fell 7.6%. These figures are rolling averages of different groups of homes, and the mix of properties sold can have a significant effect on the average.

What we can say is that the steady increase in average sold prices we had been documenting has now broken, while the longer decline in buyer activity continues. The next few reports should tell us whether this is simply movement within the 30-day window or the beginning of a more sustained change.

Bridgeport

Bridgeport continues to tell a much quieter story.

Over the latest 30 days, RealScout tracked 36 active buyers generating 80 buyer interactions.

There were 8 recently listed or updated homes with an average list price of $394K, while 4 homes sold for an average of $453.1K.

What it likely means: So far, Bridgeport looks remarkably stable. Buyer counts, interactions and sales volume barely changed, and the average sold price was virtually identical from one report to the next.

The average list price did fall, but with only eight recent or updated listings and four completed sales, I’d be cautious about reading too much into any single price movement.

That’s precisely why we started tracking Bridgeport weekly. As the history builds, we’ll have a much better basis for determining which movements are meaningful and which are simply the result of a small sample.

I’d publish both tables and the KOP price chart this week. The chart gives readers the longer story immediately, while the tables make the week-over-week movement easy to digest. Bridgeport doesn’t need its own chart yet. Two observations are enough for a comparison, but not enough for a meaningful trend line.
