This week, we’re expanding the Housing Market Spotlight beyond King of Prussia and adding Bridgeport to the weekly numbers we track.
KOP now has several weeks of comparable 30-day data behind it, which means we can begin identifying real patterns. Bridgeport starts fresh this week, with longer 90-day and 365-day numbers helping provide some context.
King of Prussia

COLORS INDICATE RELATIVE POPULARITY
Over the latest 30-day period, RealScout tracked 130 active buyers generating 373 buyer interactions.
During that same period, 25 homes were recently listed or updated at an average list price of $601K, while 25 homes sold for an average of $600K.
Compared with last week, active buyers were essentially unchanged, while buyer interactions ticked slightly higher. The number of new or updated listings increased from 24 to 25, and the number of homes sold increased from 22 to 25.
The biggest story, though, continues to be price.

📈 KOP Trend to Watch
Since we began preserving comparable 30-day data in late July, KOP’s average sold price has increased in every report:
$461.2K → $515K → $553K → $562K → $593K → $600K
At the same time, active buyers have fallen from 190 to 130.
That’s an interesting combination: fewer active buyers showing up in the data, but progressively higher average prices among the homes that are actually selling.
What it likely means: Buyer activity has clearly cooled from where it was when we began tracking, but that hasn’t translated into weaker average sale prices. Instead, the average sold price has now climbed for six consecutive reports.
This week’s average list price of $601K and average sold price of $600K are also nearly identical. That does not mean the typical KOP home sold for 99.8% of asking price, because these are averages from different groups of homes. But taken together with the broader trend, it suggests the homes changing hands recently are continuing to sell at relatively strong price points.
Bridgeport

COLORS INDICATE RELATIVE POPULARITY
For our first Bridgeport report, RealScout tracked 35 active buyers generating 83 buyer interactions over the latest 30 days.
During that same period, 8 homes were recently listed or updated at an average list price of $411.7K, while 4 homes sold for an average of $453K.
Because Bridgeport is a much smaller market, four sales can move a 30-day average significantly. So for this first report, we also looked farther back.
Over the past 90 days, 17 homes sold for an average of $424K.
Over the past 365 days, 92 homes sold for an average of $403K.
That means Bridgeport’s latest 30-day average sold price of $453K is running above both the 90-day and one-year averages.
What it likely means: The homes selling most recently in Bridgeport have been closing at higher average price points than we see over the longer-term data. But with only four sales included in the latest 30-day period, that number should be treated carefully. Just one or two higher-priced transactions can have a noticeable impact on the average in a market this size.
There may also be some slowing in sales volume worth watching. Four homes sold during the latest 30-day period, compared with 17 over 90 days and 92 during the past year.
For now, this gives us a useful starting point. We’ll continue tracking Bridgeport using the same rolling 30-day numbers each week and see whether any consistent patterns begin to emerge.
