šļø Data Centers Back Before the Planning Commission
The Upper Merion Planning Commission meets again tonight at 7 p.m., with another potentially well-attended meeting scheduled for the Upper Merion Area Middle School Auditorium.
Two data center proposals are on the agenda: a land development application for a 1.67-million-square-foot data center at 411 Swedeland Road, along with a preliminary submission for a 450,000-square-foot data center development at 600 River Road.
With more than 2.1 million square feet of proposed data center development up for discussion, Wednesday's meeting is expected to draw plenty of interest from residents.
The meeting begins at 7 p.m., and there will also be an opportunity for public comment. For those who can't attend in person, the Township lists several ways to watch remotely, including its website livestream, Vimeo, Zoom, and local cable channels. See the agenda.
As always, the Township notes that agendas are subject to change up to 24 hours before the meeting.
Upper Merion Area Spotlight has received an economic and fiscal impact analysis related to the proposed Upper Merion data center developments from the developerās public relations team.
The 32-page analysis was prepared by 4ward Planning after the firm was retained by the developer. Iām currently reviewing the findings, assumptions and supporting details. Once Iāve finished sifting through it, Iāll make the complete document available on the Spotlight website so readers can review the source material themselves.
šļø KOP Buyers Still Active as Sale Prices Climb

The local market continues to move. Over the past 30 days, RealScout tracked 171 active buyers generating 494 buyer interactions. During that same period, 29 homes were recently listed or updated at an average list price of $625K, while 28 homes sold for an average of $553K.
What it likely means: Buyer activity dipped slightly from our last report, but homes are still selling. One number that stands out is the average sale price, which climbed from $515K to $553K, while the average list price remained almost unchanged.
