🏘️ KOP Housing Market Holds Steady

The local market continues to stay active. There are currently 332 active buyers generating nearly 1,900 buyer interactions, while 34 new listings came on the market at an average price of $614K. Meanwhile, 62 homes sold for an average of $474K.

What it likely means: Buyers are still out there, and homes continue to change hands. While sellers are listing homes at higher price points, the average sale price suggests buyers are still finding opportunities to negotiate and shop across a range of price points.

🛍️ Bridgeport Community-Wide Yard Sale Is This Saturday

Just a reminder that the Community-Wide Yard Sale is happening this Saturday, July 11, from 8 a.m. to 3 p.m. after being postponed due to the weather. If you're planning to sell, don't forget to submit your yard sale permit by Friday at noon. The usual $25 permit fee has been waived for this event.

🚂 Miss Big Boy 4014 This Week? I Captured the Departure

Yesterday was the final chance to see Big Boy 4014 as it departed Abrams Yard in King of Prussia. I took a short hike down the Schuylkill West Trail from Heuser Park and joined about 40 other residents to watch it roll out. My pick: Italian Night at Gypsy Saloon is hard to beat. Great Italian specials, live music by Vic Rubino starting at 6:30 p.m., and a perfect excuse to enjoy a summer evening.
